Designed for Gold, Delivered at Platinum: The Exchange TRX Office

Kuala Lumpur, 21 September 2026. Just 18 days after Kimpton Naluria Kuala Lumpur achieved LEED Gold, another NEAPOLI project at The Exchange TRX has reached an even higher level of environmental performance. The Exchange TRX Office has achieved LEED Platinum certification under LEED v4 BD+C: Core and Shell.

The result exceeds the project’s original LEED Gold target and reflects years of work by Lendlease, NEAPOLI and the wider design and construction team to improve the building’s energy, water and environmental performance.
NEAPOLI acted as LEED, energy and environmental performance consultant for the project. Our work included whole-building energy optimisation and modelling, environmental performance analysis, design development and construction-stage reviews. The objective was not simply to secure certification, but to use environmental analysis to improve the building itself.

Performance that can be measured

The Exchange TRX Office combines high environmental performance with systems designed to maintain that performance in operation.

Whole-building energy simulation demonstrated 27.8% energy cost savings against the ASHRAE 90.1 baseline. The project also achieved full points for Enhanced Commissioning, including monitoring-based commissioning and building envelope commissioning. These processes go beyond specifying efficient equipment: they check whether the building systems are installed, tested and operating as intended.

Water performance was equally strong. The building achieved a 68% reduction in indoor water use, exceeding the threshold for exemplary performance, while eliminating potable water use for irrigation. The project also received an Innovation credit for sustainable wastewater management and reuse.

During construction, 94.74% of construction and demolition waste was diverted from landfill across four material streams.

The indoor environment was also part of the performance strategy. The building incorporates CO2 monitoring, MERV 14 filtration and enhanced indoor air quality measures, while daylight modelling demonstrated 50.56% spatial daylight autonomy.

Advanced energy metering and enhanced refrigerant management provide further tools for monitoring and managing the building over time.

Why this matters to tenants

For a tenant, a LEED rating matters when it translates into a better-performing workplace.

At The Exchange TRX Office, energy and water performance were not simply design intentions. They were calculated, documented and independently reviewed as part of the certification process. This gives tenants greater confidence that the environmental claims made for the building are supported by measurable results.

The commissioning strategy is particularly important. A high-performance design can lose much of its value if building systems do not operate as intended after handover. Enhanced and monitoring-based commissioning therefore help close the gap between design and operation by checking systems and providing a basis for continued performance monitoring.

Advanced metering adds another layer. It gives the building team better information on how energy is being used and makes it easier to identify changes in performance over time. For companies with their own sustainability targets, this also provides a stronger basis for environmental reporting than relying only on broad building claims.

Indoor environmental quality matters just as directly. Filtration, CO2 monitoring, daylight and air quality measures contribute to a workplace designed around both resource efficiency and the conditions experienced by the people using the building every day.

The result is a workplace where environmental performance has been designed, tested and independently reviewed rather than simply claimed.

Beyond the original target

The Exchange TRX Office was originally designed to achieve LEED Gold. Reaching Platinum therefore represents more than the completion of a certification process. It shows how sustained environmental analysis, design development and construction-stage coordination can improve a project beyond its initial target.
“Certification is most valuable when it confirms something that has already been achieved through design,” said Dr Stellios Plainiotis, Founder and CEO of NEAPOLI. “At The Exchange TRX Office, our work focused on energy, water, commissioning and measurable environmental performance throughout the design and delivery process. Platinum is the independent recognition of that work.“

Two neighbouring projects, two different challenges

The certification follows Kimpton Naluria Kuala Lumpur’s LEED Gold award on 3 September, another project supported by NEAPOLI at The Exchange TRX.
The two buildings sit side by side but operate in very different ways. The Exchange TRX Office is a commercial workplace, while Kimpton Naluria is a 24-hour luxury hotel with very different cooling, hot-water, service and occupancy demands.
Achieving LEED Gold and Platinum only 18 days apart demonstrates how the same design-led approach to environmental performance can be applied across very different building types.
NEAPOLI congratulates Lendlease and the wider project team on the achievement, and thanks the NEAPOLI team whose work on energy and environmental performance supported the project from design through completion.
