Located in an emerging area of East London, this development replaces an existing building with an exciting new mixed-use structure that houses a retail unit, commercial offices and residential flats above.

A special effort on fabric and façade was carried through detailed Building Energy Modelling. Windows and light wells were designed to maximise passive solar heating, natural ventilation and daylight, whilst minimising summertime overheating, excessive breezes and glare discomfort.

The main aims of our studies and design were as follows:

  1. Replace the existing building with an energy efficient and a sustainable mixed-use develop-
  2. Contribute to the national targets to reduce the UK National CO2 emission by 2010.
  3. Reduce the maintenance and the running
  4. Create a landmark in architecture and in engineering

This project was led by Dr. Stellios Plainiotis, in his capacity as the Head of Research & Development of ΖΕF UK Ltd
