COMPASS @ Kota Seri Langat: A Better Foundation for Industrial Growth

Kuala Lumpur, 28 August 2026. COMPASS @ Kota Seri Langat Phase 1 has been awarded GreenRE certification at Bronze level under the GreenRE Township rating system, valid until 27 August 2029. NEAPOLI acted as environmental sustainability consultant to AREA for the project owner, Compass IP Sdn Bhd, working with the project team to optimise the development’s environmental performance. GreenRE certification independently verified the result.

The project

COMPASS is a 220-acre freehold industrial and logistics park in Kuala Langat, Selangor, within PNB’s Kota Seri Langat master development. It combines a managed industrial park for built-to-suit manufacturing and warehousing, an SME precinct with ready-built factories, workers’ accommodation, commercial zones and shared infrastructure. The development has direct access to the West Coast Expressway and good connectivity to KLIA and the Klang Valley ports.

Why environmental performance matters at this scale

For an industrial park competing to attract international manufacturers and logistics operators, location and land cost are no longer the only considerations. Environmental performance is increasingly part of the value of the development itself.

Many companies now arrive with carbon targets, ESG requirements and supply-chain obligations. They need sites that can support these objectives rather than make them harder to achieve. A well-planned industrial park can therefore offer more than serviced land: it can provide a better environmental platform for the businesses that operate within it.

This starts at masterplan level. Roads, drainage, stormwater management, utility networks, landscape, movement and the relationship between industrial, commercial and workers’ facilities are determined long before individual occupiers move in. If these decisions are made well, every future factory begins from a stronger position.

That is where NEAPOLI adds value. The objective is not simply to document a project against a rating system, but to use environmental assessment as a design tool, identifying where performance can be improved, testing options and helping the project team make better decisions before they become difficult or expensive to change.

A stronger platform for occupiers

Township-level sustainability does not replace what each manufacturer does inside its factory or warehouse. It gives occupiers a better place to start.

A company can still certify its building, install renewable energy systems or pursue decarbonisation plans, but it does so within a development where environmental performance has already been considered at infrastructure and masterplan level.

For multinational and export-oriented businesses, that can strengthen the case for choosing one industrial location over another. Independent environmental assessment also gives them evidence that these issues have been addressed as part of the development itself, rather than left entirely to individual occupiers.

“Industrial sustainability cannot be addressed one factory at a time,” said Dr Stellios Plainiotis, Founder and CEO of NEAPOLI. “The decisions that determine long-term performance are made when the masterplan and infrastructure are designed. That is where we worked at COMPASS, and where the greatest value lies.”

Phase 1 is the first stage of the park to be certified, with further phases to follow. NEAPOLI thanks AREA, Compass IP and the wider project team for their cooperation, and the NEAPOLI team for the work behind the result.
